But before anything else, we want to stress the main things to look at when considering to rent an apartment in Milan as a student:
- Location: please check carefully the exact address of the flat you are considering to rent, and its distance from your university or the place where you will need to be daily, a good way to have a proper due diligence of the actual commuting time is the ATM app.
- Check who you are dealing with: if you are dealing with an official real estate agent, with office, people answering on the phone and many listings on its website, ok, but whenever you deal directly with landlords, please be extremely careful! First, in Milan there are really few flats owned by foreigners, so do not trust people asking you to send money abroad because they are not physically present in Milan, Be also ckeptic when the landlord is not interested to meet you in person or via a facetime call: in Italy real landlords know that if they make a mistake choosing the wrong tenant could cost them a lot of money, so when it seems too easy... maybe it's a scam. Our suggestion is to always visit the property you are considering to rent in person, sending eventually there a friend of yours if you are not in Milan in those days.
- Ask an Italian speaker to check the rental contract: you are signing a paper that gives you the right to use the flat but also several obligations, do your best to get an Italian speaker (as the only legal language in Italy is Italian) to read and check that the contract does not imply any strange and not agreed obligation on your side.
- Notice period: the market standard in the last 5-7 years has become three months, do not accept longer notice periods because it seriously limits your flexibility to move out without any real reason to do that. Remember also that it's now standad practice to ask the tenants to stay in a flat for at least 12 months, in order to give you the price you are seeing the flat is offered at.
